A Swimming Pool in Cognac: A Charming Asset… or a Hindrance to the Sale?

Everything sellers and buyers need to know before taking the plunge.

Why build a swimming pool in Cognac and
Grand Cognac?

A pool isn't just for sunbathing or throwing parties:

  • Warmer summers and the beach just an hour away → having a cold drink at home makes perfect sense.
  • Whether it's your primary or secondary home, it's perfect for spending time with teens, kids, or friends during the holidays.
  • Please note, however, that some plots of land have restrictions on or prohibit construction (small plots, plots that are not zoned for building, or plots with excessively clayey soil).
  • In sensitive areas (flood-prone areas, areas near historic sites, areas designated by Bâtiments de France, or areas with notable heritage), projects may be restricted or even prohibited.

Construction & Reporting: A Practical Guide

Above-ground — installation > 3 months Any size Mandatory declaration 1 month Compliance with safety regulations, the Local Urban Planning Plan (PLUi), and sensitive areas

Cost and Valuation

Before getting started, it’s best to have a clear picture of the overall budget: this includes construction, but it’s not limited to that.

  • Construction cost: €25,000–€50,000, depending on the size, type of pool, and materials chosen (concrete, prefabricated shell, liner, etc.). A custom-built in-ground pool will inevitably cost more than a standard prefabricated model.
  • Maintenance & water: an annual expense to plan for. Water treatment, electricity costs for the filtration system, winterization, potential repairs… Routine maintenance costs can run into several hundred euros per year. Be sure to factor this into your planning from the start.
  • Don’t forget: everything related to the pool. The equipment room, pump, filtration system, and maintenance supplies—but also everything that makes the most of the space: patio furniture, a beach umbrella, cushions, toys, inflatable mats… These additional items can quickly add up to a significant extra expense.
  • Impact on property value: between 5% and 15% if the pool is up to code, well-maintained, and suits the property. Conversely, an unreported, dilapidated, or poorly integrated pool can hinder the sale—or even become a bargaining chip for the buyer to drive the price down.
