LIVING IN Cognac

Cognac real estate map
A living environment... a signature

Cognac is more than just a town: it's an atmosphere, a discreet elegance, an art of living between vineyards, river and heritage.
Here, the roofs are tiled with canal tiles, the blonde stones catch the light, and the ancient walls guard the secrets of a past as rich as it is prestigious.

It's also the birthplace of François 1er, a jewel of the Renaissance, whose history is intertwined with that of his mother, Marguerite de Valois, protector of the arts. Here you'll find a remarkable heritage of private mansions, manor houses and properties listed by Bâtiments de France: architecture that demands respect, subtlety and a serious urban planning study - an accompaniment I'd like to offer you, of course.

Cognac districts

Saint-Jacques: once a village, now a peaceful family district, with stone houses and a gentle ambience.

Crouin: a lively old village, lined with shops and proud to boast a 5-star hotel.

Champ de foire: popular for its open-air market, central location and quick access.

Saint-Martin: between bourgeois charm and a more modern residential spirit, this area combines private mansions and recent buildings.

Downtown: a lively, historic shopping area, with typical Halles (covered market), small cobbled streets, and places of life, culture and history.

A central river, waterfront pleasures

The Charente River flows majestically through the town. The marina lets you sail at your own pace. Walks and bike rides on the river (via the Flow Vélo) are part of everyday life.
But the river, which is alive and kicking, can sometimes get out of its bed and flood certain areas: I can help you assess this risk precisely, depending on the property.

An art of living à la cognacaise

Here, we don't "go out", we enjoy.

The rooftops offer breathtaking panoramic views of the city's rooftops and evening lights. Cognac-based cocktails are served in a refined, local spirit.

Cocktail bars, concert bars, gourmet, Michelin-starred or bistronomic restaurants, "guinguettes" on the banks of the Charente: the offer is wide, lively and accessible.

The markets, the Halles downtown, the local producers... here, taste makes sense.

A dynamic cultural scene

Cognac is alive all year round. Events include:

Blues Passion, Coup de Chauffe, Festival du Film Policier, Les Lectures européennes, Fête du Cognac, not forgetting unusual visits to vineyards and major Cognac houses.

The Salle des Abattoirs for concerts, shows and festivals.

The theater and its foreground.

Music and dance schools, an equestrian center, a media library, inspiring co-working spaces...

A city on the move

Sports:

Triathlon, Cognac marathon, 18-hole golf course, rowing, rugby club, dance clubs, gyms, aquatic center.

Bike paths, self-service bicycles (at the station and all over town).

The Jonzac thermal baths are just 20 minutes away.

A vibrant and inspired economy

The major players in the economic fabric are the Cognac houses, but also all the related trades: glassmaking, design, cooperage, logistics, packaging, etc.

The town is also home to employees from the public sector (education, health, services) and the nearby 709 air base.
